What the neighbors see from the street.

Lights along the roofline trace the shape of your house after dark: the peaks, the front door, the garage. In daylight the track is a thin strip under the edge of the roof, and you barely notice it.

Most of the year it's a soft warm white that makes the house look finished. When you want more, it's a tap on your phone.

Here's how it goes when you book with me.

  1. At your house

    We walk it together.

    We stand at the curb and look at the house. You tell me what you like, what you don't, and where you'd want light. I measure the roofline while I'm there.

  2. After the walk

    I design the look for your house.

    Where the lights run, how the zones split up, and the scenes you'll actually use. You see it as a night mockup of your own house, with a price, before you decide anything.

  3. Install day

    I install it, carefully.

    The track mounts to the fascia under the roof edge, not through your shingles. I keep the wiring tidy and the yard clean.

  4. Before I leave

    I show you the app.

    We set up your scenes and schedules on your phone together, so the lights come on at sunset and you know how to change them.

  • What should it look like on a normal night?

    I usually suggest a soft warm white. It just makes the house look good.

  • Which holidays do you go big for?

    Christmas, Halloween, the Fourth, a birthday. I set up the ones you care about and put them on the calendar.

  • Who do you cheer for?

    Your team's colors on a schedule, or one tap when the game starts.

  • Where do you want light, and where not?

    Just the front, the sides people see from the street, or all the way around. You pay by the foot, so we cover what matters to you.

  • Any HOA or city rules?

    I look up your address before I quote. Nichols Hills, Gaillardia and Quail Creek each have their own.

How much does permanent roofline lighting cost?

We price by the linear foot of roofline we light, starting $27/ft for our Good tier. Better and Best add coverage and control and cost more per foot. A front roofline of 120 ft at the starting rate works out to about $3,240 before any extras.

The things that move the price most are how many feet you light, how many gables, peaks and corners there are, roof height and access, and how many separately controlled zones you want. Your free night mockup comes with a price for each tier. See how Good, Better and Best work.

How does the free night mockup work?

You send a daytime photo of the front of your house, or just your address and we will work from what we can see. We create a night image of your home with permanent lights along the roofline, in warm white and in a holiday scene, and send it back with a price for each tier. There is no cost and no obligation. Request your mockup.

Will it damage my roof or gutters?

The track mounts to the fascia, the trim board behind or below the gutter, and not through your shingles, slate or tile. That keeps fasteners out of the roof covering. We look at your fascia and gutters before we quote. If the wood is soft or a gutter is pulling away, we will tell you, and it should be fixed before anything is mounted.

Details depend on your roof edge and on the product line, which is still [PLACEHOLDER: product line / manufacturer]. We put the mounting plan for your home in writing with your quote.

What does it look like during the day?

From the street you mostly see a thin, trim-colored line under the roof edge. There are no hanging strands or clips. We include a daytime view with your mockup so you can judge it for yourself.

Do I need HOA approval?

Often, yes. Permanent hardware on the outside of a home usually counts as an exterior change, even when hanging seasonal decorations does not. Rules differ by neighborhood. In Quail Creek, for example, each section has its own covenants, and in Gaillardia design guidelines and review apply. We can provide a product spec sheet, the mounting method and a color-matched mockup for your architectural review application.
